Attic mold is one of the most common mold problems in homes, and one of the easiest to miss. Most homeowners find it while checking insulation, during a home inspection, or when a musty smell drifts down into the upstairs rooms. The good news is that attic jobs are often cheaper than mold in living spaces, because there is less drywall and finish work to replace.

In most homes, attic mold remediation cost runs $1,500 to $6,000, with a typical job near $3,000. To get a number for your own attic, try our mold remediation cost calculator, then use the breakdown below to check the quote you get.

Attic mold remediation cost by size

Affected areaTypical costWhat it usually includes
Small patch (under 50 sq ft)$500 to $1,500Cleaning and treating a few rafters or sheathing boards
Medium (50 to 300 sq ft)$1,500 to $4,000Containment, HEPA vacuuming, sanding or dry ice blasting, sealant
Whole attic (300+ sq ft)$4,000 to $8,000+Full treatment of roof deck, insulation removal, new insulation, ventilation fixes

Most companies price attic work at roughly $10 to $25 per square foot of affected roof deck. That is lower than many basement or bathroom jobs, which often run higher because drywall, flooring or cabinets come out.

What changes the price

How much sheathing is affected. Light gray or black spotting on the underside of the roof deck can usually be cleaned. If the plywood is soft or delaminating, sections have to be replaced, and that brings a roofer into the job.

Removal method. Hand sanding and HEPA vacuuming is the cheapest method for small areas. Dry ice or soda blasting is faster on a large deck and leaves fewer residues, but the equipment adds $1,000 or more.

Insulation. Wet or moldy blown insulation has to come out. Removal plus new insulation often adds $1.50 to $3.50 per square foot of attic floor, which can be the single biggest line on the quote.

Access. A low pitch roof, a tight hatch or an attic full of stored boxes all add labor time.

Testing. Mold testing and air sampling cost about $300 to $700. You do not always need it when the mold is visible, but it is useful after the job to prove the area is clean, for example before selling the house.

Fixing the cause. Ventilation work (soffit baffles, ridge vents, rerouting a bath fan) usually adds $300 to $2,000. Skipping it is the most common reason attic mold comes back.

Why attic mold happens

Almost all attic mold comes from moisture that has nowhere to go. Warm, damp air from the house rises into a cold attic and condenses on the roof deck in winter. Common sources are bathroom or kitchen fans that dump air into the attic instead of outside, soffit vents blocked by insulation, missing air sealing around light fixtures, and roof or flashing leaks. Storm damage can also let water in; our guide on what to do after water damage covers the first steps if a leak is still active.

Does insurance cover attic mold?

Usually only when the mold came from a sudden, covered event, such as a tree branch punching through the roof. Mold from condensation or a slow, ongoing leak is often excluded. We explain the details in does homeowners insurance cover mold.

How to keep the bill down

  • Get at least two quotes, and ask each company to list containment, removal method, insulation and ventilation as separate lines.
  • Be wary of a company that both tests and remediates and pushes a large job; independent testing avoids that conflict.
  • Fix the moisture source at the same time, so you only pay once.
  • If water came from the roof edge, check your gutters too. Overflowing gutters can push water under the shingles; see our gutter installation cost calculator if they need replacing.

Estimate your attic mold job

Measure the moldy section of the roof deck, note whether the insulation is wet, and enter it in the mold remediation cost calculator. You will get a low, typical and high price you can compare against your quotes.

Frequently asked questions

How much does attic mold remediation cost on average?

Most homeowners pay $1,500 to $6,000. A small patch on a few rafters can be under $1,000, while a whole attic with new insulation and ventilation fixes can pass $8,000.

Does homeowners insurance pay for attic mold?

Only when the mold came from a sudden covered event, such as a storm that damaged the roof. Mold from slow leaks, poor ventilation or condensation is usually excluded.

Can I remove attic mold myself?

Light surface mold on a small area can be cleaned with care and a good respirator. Large areas, mold you can smell in the house, or mold on insulation are better left to a pro with containment and HEPA equipment.

Will mold come back after remediation?

It will if the cause is not fixed. Most attic mold comes from blocked soffit vents, bathroom fans venting into the attic, or roof leaks, so the fix has to include ventilation or the roof.
